Below is a straightforward explanation of the three most common scenarios you may encounter.
The seller agrees to pay the full 3% buyer agent fee.
When we submit an offer, we include a commission agreement requesting that the seller pay a 3% fee to Coldwell Banker at closing. If the seller accepts, you will not owe anything additional toward our commission. The fee is fully covered within the transaction.
The seller may offer a partial commission (for example, 2% or 2.5%).
In this case, we attempt to negotiate the full 3% on your behalf. If the seller will not cover the full amount, the difference between their offered commission and the 3% fee outlined in your Buyer Agency Agreement would be due from you at closing.
Some lenders may allow this difference to be financed into your mortgage. You can speak with your lender to see if this is an option.

If you choose to purchase a property offering no buyer brokerage compensation and we cannot negotiate a fee with the seller, the full 3% commission would be due from you at closing.
